Insulation and Infiltarion

Problem

Solid Brick Walls
No Insulation worth mentioning
110 year old double hung windows painted shut, some re-opened - 1,000 sq ft
Inside of the towers are balloon framed, you can see through in some places.
It gets cold, very cold. When the wind blows -40F plus with the wind chill.
Sprayed foam could blow the lathe and plaster on interior walls.

Solution

Plenty of space in the roof to insulate with loose fill to R60, Also loose fill the inside of the towers.
The inside of the two towers will be re shingled, hopefully the main roof will follow soon.
Spray a thin layer of foam to seal inside of towers and roof voids.
Insulate foundations, north tower has a basement filled with the rubble of the 1896 fire,
Refurbish windows as single hung, we do not need double hung feature at this altitude.
Fit double glazed exterior storm windows to existing windows, low E glaze, We get lots of solar gain in the summer, especially late afternoon.
Refurbish doors.
We will be doing a masonry trial on the brickwork in addition to repairing the cracks.
